Of course it is truth once you figure out product price only, while brick is the cheapest materials for wall application but it can be wrong if you take another factors to calculate.
There are many factors that everybody in construction ecosystem should concern beside product price for instance construction time period, quality control, environmental issues or global trend, etc. Perhaps the result of total project cost of other wall systems after you pick them include may be lower than brick.

During rainy season, the house owner will face problems such the toilet cannot be flushed and the water leak through the roof and other parts of the house. Also, damp wall is a very common problem causing the paint to peel off. Moreover, it allows fungus and lichen to grown along the wall too.
To prevent this problem, there are many methods but the house owner should understand the cause of the damp first. When it is raining, the amount of water in the soil increases. Some will leak through the concrete underground to the pillars, beams, and walls. Mostly found around the lower part of the house which is 1 meter above the ground and the house which its floor is lower than the surrounding or street level.
To explain, it is all because of the nature of the water; it flows downhill which applies to the soil level as well. Therefore, the soil under these houses will contain higher amount of water compared to the surrounding areas which located higher than these houses. Gypsum wall panels are therefore a good option for residential properties.
There are two methods to prevent the damp wall problems as follows:
The first one is to reduce the water underneath the house which can be done by installing sub drain around the house. The sub drain should be installed quite deep under the ground level so that the water could flow to this rail then drain it out through the public drainage.
The soil is dig to a trapezoid shape leveling the incline from the beginning to the end of the drain and has the Geotextile laid around the drain. After that, pour the construction stones then lay the drainage pipe which is porous at the top and sides.
Pour the construction stones again and cover it with the Geotextie sheet before filling the sand. The top part would be pebbles (with the mesh sheet under) or you could plant the grass to suit your liking. Think about long lasting wall board to keep it protected from rain.
Another way to solve the damp wall problem is to make the wall breathable. It is a way to evaporate the moisture out of the house focusing on the wall one meter above the ground. This, moisture resistance system building products should be your top priority.
There are many ways to do so, for example, using anti-condensation paints (moisture free property), using pebble wash /sand wash, as well as excavating the plaster until reaching the brick layer then install steel framing and clapboard siding afterwards (wire mesh should be installed in the back to prevent animals) or using the pre made lattice panels which have already been decorated to create dimensions to your house.
Reducing water in the soil under the house and making the wall breathable (especially 1 meter above the ground area) are the choices for the house owner to choose and apply for when they want to change up the whole ambiance of the house and to make it more beautiful; the model of the house could be the factor to consider which method to go for. Moreover, they help prevent the damp wall problems for the under construction house as well.

If you plan to build a new ” Universal Design House “, you will need to gather these information: number of your family, needs (each member’s functional needs and conceptual style), budget, duration, the knowledge of right building materials, house stories, and house plan to see the overview of your house before proceeding further steps.
Do you live in a nuclear family (husband-wife or parents-children) or an extended family (grandparents and grandchildren)? Are there elders and children in your family? These questions are for estimating the number of bedroom, bathroom and other rooms of your universal design house.
There are 3 types of needs: individual need, style and conceptual house. – Individual need. Gather the information of each member’s needs, including their preference and hobbies. You can discuss, ask, or observe their behavior to get the complete information. For example, if your son likes sports and music, you may have a space outside for him to play sports and a soundproofing room to cut the noise while he’s playing an instrument. If your daughter likes pets, you may need a space for your pets to run and play. If your parents like planting and are religious, you may need a garden for them to plant and a praying room. If you like watching movies, you can have a soundproofing home theater. If your wife likes reading, you can design a peaceful library or office for her.
– Stylistic needs. Stylistic need is the overview of a universal design house. There are many styles of houses these days. For examples, a minimal modern house with interesting details, luxury classic house, innovative building soltuion , traditional Thai-style house , natural-style house that embraces you with nature, cozy contemporary house, and colonial house influenced from western art.
You can look for the styles you prefer from magazines, architecture books, and internet or while you’re traveling. You may discuss in family the exterior look, interior design, building products, atmosphere, space and others to find the best solution of your universal design house.

Due to tropical weather in Thailand, as well as urbanization that causes limited space and air pollution, and natural diseases, various house concepts have been emerging these days, such as eco-house, healthy house, house for elders, 3-generation house, natural-disease-resistant house, and tiny house. You should list out and conclude the concept before the construction is processed. And look for eco-friendly building solutions.

5. House storey
The number of the storey depends on the size of land, house, and number of family member. However, there might be a legal limitation on land use, for certain areas, on types and size of building, as well as empty space. For example, as stated in ministerial regulation no.35 (1992), any type of building is prohibited in certain areas in Hua Hin District, Prachaup Khiri Khan, except one-storey single building with height less than 6 meters.
The total space of the building is restricted to 78 square meters. Each building must have at least 4 meters away from one another and at least 2 meters away from land of others. The space around the building is at least 75 percent of total area, and must be at least 20 meters away from the beach, or at least 12 meters away from Khao Tao reservoir. 6. A desired house plan
You need a house plan to build a new universal design house with sound block insulation or noise reduction insulation. There are 4 ways to choose: hiring a contractor to build a house plan that you’ve get for free, hiring an architect for house plan and you provide a contractor, hiring a construction team, and building a precast house.
Each way has its own pros and cons. Consider carefully to get the best approach for your budget, land size and limitation, as well as consider relationship between you and people involved in the construction.
After getting needs, budget, plans, green building solution, and the preferred approach for house plan ready, you can start making house plan or construction process as you wish.

Nowadays, there are wood replacement production which is known as “synthesis wood” or “artificial wood” ” which are often known as intelligent building solution. It could be used instead of wood for both interior and exterior use for lath, lid, wall decoration, floor, crown molding, soffit, eave board, fence. It could also be used as a lath or bind lath with no less beautiful than real wood.
Another important thing is weight capacity and flexibility which are deferent from real wood. So, it is not recommended to hold a lot of weight such as structure ex: pillar, house beam, joist, roof batten and rafter , and other building products or building materials. Also, not recommended as a wood flooring. Artificial wood is more suitable as a floor decoration. If it is place above 50 cm from ground, it is recommend to be place on a concrete floor for a strength and safety.
